Refinancing and mortgage-assistance programs

Refinancing replaces the current mortgage, while assistance programs may provide a different form of support. Availability depends on timing, credit, equity, loan type, location, hardship, and current program rules.

A program name is not an approval

Confirm eligibility, deadlines, costs, and application channels through the responsible agency, loan owner, servicer, or a HUD-approved counselor.

Refinancing questions

  • Can the loan still qualify at its current delinquency stage?
  • What are the interest rate, closing costs, cash requirement, and total repayment cost?
  • Will applying affect a loss-mitigation review or scheduled foreclosure activity?
  • Is the offer from a licensed, independently verified lender?

Assistance-program questions

  • Which government agency, housing authority, insurer, guarantor, or loan owner operates the program?
  • Is the program currently accepting applications, and does funding remain?
  • What documents, deadlines, repayment terms, liens, or occupancy rules apply?
  • Can a HUD-approved counselor verify the program before money or personal information changes hands?
