Different rules and decision-makers

Loan type and ownership can change the path.

FHA, VA, USDA, Fannie Mae, Freddie Mac, reverse mortgages, inherited homes, tax foreclosure, HOA foreclosure, and tenant situations should not be treated as one process.

Government-backed or Enterprise loan

  • Ask the servicer to identify the loan owner, insurer, or guarantor.
  • Use official lookup tools for Fannie Mae and Freddie Mac.
  • For FHA, VA, or USDA loans, use the responsible agency's current servicing resources.

Inherited home or deceased borrower

  • Ask the servicer for its successor-in-interest process.
  • Gather the deed, death certificate, will or trust, probate papers, and occupancy information.
  • Get legal advice before assuming personal liability or transferring ownership.

Tax, HOA, reverse mortgage, or tenant issue

  • Identify the exact debt and entity bringing the action.
  • Use state and local official sources rather than a mortgage-only timeline.
  • Seek local legal help because notice, cure, redemption, and occupancy rules can differ sharply.
