Urgency makes a promise sound better than it is.

Scammers may claim they can guarantee a modification, tell you to stop speaking with your servicer, demand upfront fees, or ask you to transfer title. Slow the transaction down and verify.

Strong warning signs

Upfront payment for mortgage relief, a guarantee to stop foreclosure, pressure to sign over the deed, requests to pay someone other than the servicer, or claims of secret government access.

Before paying or signing

  • Call the servicer using a number from your mortgage statement.
  • Ask a HUD-approved counselor to review the proposed service.
  • Verify any lawyer independently through the state bar.
  • Never sign a deed or power of attorney you do not fully understand.

If you already paid

  • Save contracts, receipts, emails, texts, advertisements, and payment details.
  • Contact the payment provider quickly to ask about reversal or fraud procedures.
  • Report the conduct to the FTC, your state attorney general, and local law enforcement when appropriate.
